Q. Do I need Cash to move in?
A. The answer is yes. By law consideration (money) must be offered to buy Real Estate in Pennsylvania. The amount is generally dependent on the community and the builder's requirement. Contact your sales representative for details.

Q. How long will it take to build my home?
A. Provided there are no unforeseen circumstances including uncontrolable nature events, government issues or supplier issues we can safely say within 6 months of the dated purchase agreement.

Q. Can I visit the construction site while my
home is being built?
A.Yes but for your protection you must check in with your
sales agent first.

Q. What will my monthly payments be?
A. There are a lot of variables that will determine your PITI (principle, interest, taxes and insurance) It is best to sit down with your sales agent or lender to determine the best loan program to fit your needs.

Q. Do I have to use your lender?
A. No, but we do have several lenders we recommend because they are knowledgeable of local lending laws and programs and we know they will do an excellent job for you.

Q. What if something goes wrong with the house
after I move in?
A. With each Rachuba Group Home comes a 1 year builder's warranty, a 2 year systems warranty and a 10 year structural warranty and all manufactures warranties. Q. What is a "Contingent Contract"?
A. This is when a purchase agreement is written with a purchaser's requirement to satisfy something before the documents are released to construction. Usually a home to sell. When a contingent purchase agreement is written it is unenforceable until the contingency requirement is satisfied. During the agreed upon contingency period the property is still available to any non-contingent purchaser.

Q. What are the Real Estate taxes in Pennsylvania?
A. The only Pennsylvania Real Estate taxes paid are at settlement. This is a purchase price 2% Transfer Tax. Any real property taxes are levied by all classes of local governments in the state. Unless otherwise exempted, every property owner pays real estate taxes to three independent taxing districts: the county, the municipality and the local school district.

Q. Is it cheaper to own than to rent?
A. Yes. Securing home ownership through a mortgage program is a government subsidized tax relief program. Here is an example. If you have a $159,900 mortgage at an APR of 5.5% for 30 years and are in a 25% tax bracket with a projected 3% yearly appreciation, your monthly PITI would be approximately $1,097. Your monthly interest and property tax deductions would be about $878. In the 25% tax bracket your monthly savings would be $219. Your net monthly payment would be $878 after taxes. Now deduct your monthly equity buildup of $179 then your monthly cost is only $699! On the other hand, if you are currently renting and paying $1,100 per month, after 3 years you would have paid your landlord $41,613 instead of you saving $10,005 by owning over the same time period! |
Q. Am I responsible for clearing any snow in the winter?
A. No. The Rachuba Group staffs highly qualified teams of maintenance professionals who take care of snow removal as well as ice prevention.
